The service

SpaceFinder is an AI-powered platform for searching commercial real estate and creating client-facing materials — including portfolios, tour books, brochures, and shareable deal rooms.

Eligibility & accounts

• You must be at least 18 years old and able to form a binding contract.
• You agree to provide accurate account information and keep it current.
• You are responsible for activity under your account and for keeping your credentials secure. Notify us promptly of any unauthorized use.

Acceptable use

You agree not to:

• Use the service for any unlawful purpose or in violation of these Terms.
• Scrape, crawl, bulk-download, or resell listing data except as expressly permitted.
• Reverse engineer, disrupt, or attempt to gain unauthorized access to the service or its systems.
• Misrepresent your identity or your authority to market a property.
• Upload content you do not have the rights to use, or that is unlawful, infringing, or misleading.

Listings, data & AI content

Listing information is aggregated from third-party sources and public records and is provided “as is.” It may be incomplete, out of date, or inaccurate. SpaceFinder is a software tool — we are not a licensed real estate broker and do not represent any buyer, seller, landlord, or tenant. Nothing on the service is an offer, listing agreement, or professional advice. AI-generated content (such as tour narratives, advisories, and brochure copy) may contain errors. Always independently verify availability, pricing, dimensions, and any other material facts before relying on them or sharing them with clients.

Your content

You retain ownership of the content you upload or create, such as your logo, notes, and portfolios. You grant SpaceFinder a non-exclusive license to host, process, display, and adapt that content solely to operate the service and generate the materials you request (for example, rendering your logo on a tour-book cover). You represent that you have the rights necessary to upload and use your content.

Subscriptions & billing

SpaceFinder offers a free tier and a paid Pro subscription. Paid plans are billed in advance on a recurring basis through our payment processor, Stripe, at the price shown on the upgrade page at the time you subscribe. Subscriptions renew automatically until canceled. You can cancel at any time and will retain Pro access through the end of the current billing period; except where required by law, payments are non-refundable for partial periods. We may change plan pricing prospectively with notice.

Intellectual property

The SpaceFinder name, logo, software, and design are owned by us and protected by intellectual property laws. These Terms do not grant you any right to our branding except as needed to use the service.

Third-party services

The service relies on third parties (including maps, AI, email, hosting, and payment providers). Your use of features powered by those providers may also be subject to their terms, and we are not responsible for third-party services.

Termination

You may stop using the service at any time. We may suspend or terminate your access if you violate these Terms or use the service in a way that could harm SpaceFinder or others. Provisions that by their nature should survive termination will survive.

Disclaimers

The service is provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the service will be uninterrupted, error-free, or that any data or AI output is accurate or complete.

Limitation of liability

To the fullest extent permitted by law, SpaceFinder will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits or data. Our total liability for any claim relating to the service will not exceed the greater of the amount you paid us in the twelve months before the claim or USD $100.

Indemnification

You agree to indemnify and hold SpaceFinder harmless from claims arising out of your content, your use of the service, or your violation of these Terms or applicable law.

Governing law

These Terms are governed by the laws of the State of New York, without regard to its conflict-of-laws rules. Any disputes will be resolved in the state or federal courts located in New York, New York.

Changes to these Terms

We may update these Terms from time to time. Material changes will be reflected in the “Last updated” date above, and your continued use of the service after changes take effect constitutes acceptance.
